Regulatory Intelligence Platform

Know what the surveyor will find
before they arrive.

SourcePath tells skilled nursing facilities exactly what a Life Safety Code surveyor will find — before they arrive. Predict findings. Prioritize remediation. Protect your facility.

SourcePath Digital Mock Survey Tool

Stop guessing. Start knowing.

A CMS surveyor's knowledge and expertise at your fingertips — built by the people who conducted the surveys.

The Problem

Survey day shouldn't be a surprise.

K353 citations in our database — the most frequently cited Life Safety Code deficiency in skilled nursing facilities

Most facilities don't fail surveys because they're unsafe. They fail because the regulatory logic is opaque, inconsistently applied, and almost impossible to track without insider knowledge. SourcePath provides that insider knowledge.

K353: Sprinkler System — Installation. The single most cited Life Safety Code deficiency in skilled nursing facilities nationwide.

Behind every fire door, sprinkler head, smoke barrier, and alarm panel is a resident who depends on that building to function exactly as designed.

You already know that. The weight of that responsibility doesn't go away between surveys. SourcePath exists so you don't have to carry it with nothing but a binder and a prayer.

One citation can cost $10,000–$100,000. Immediate Jeopardy findings can cost your facility its certification. The question isn't whether you can afford SourcePath — it's whether you can afford not to know.

Building Regulatory Understanding & Compliance Engine

Your Life Safety Code surveyor. Always available.

BRUCE is the interface to the Regulatory Brain™. The Life Safety Code surveyor you can ask questions to, any time. Ask in plain English. Get answers grounded in traceable regulatory logic — not guesswork.

BRUCE brings the perspective of the regulator: the person from CMS who has all the knowledge of how they would look at your facility. Every answer traces to a specific NFPA code or CMS requirement. No one else approaches survey readiness from this angle.

  • Natural language queries about any K-tag, E-tag, code section, or survey readiness requirement
  • Every answer traceable to a specific NFPA 101 section or CMS requirement
  • Progressive intelligence: the more BRUCE learns about your building, the smarter it gets
  • Standalone co-pilot for architects, consultants, and facility teams

Why SourcePath Exists

Built by the people who ran the surveys.

You were handed a building. Maybe several. Each one carries decades of construction history, renovations, and inherited assumptions. Layered on top: the Life Safety Code, NFPA standards, CMS requirements, K-tags, and a regulatory framework that shifts beneath your feet.

You are expected to know all of it. Defend all of it during a survey. And do this while managing staff, budgets, census, and the daily reality of keeping a skilled nursing facility running.

No one gave you a Life Safety Code surveyor to sit beside you.

That gap between what you're responsible for and what you have access to is where citations live, where fines accumulate, and where Immediate Jeopardy findings come from.

SourcePath was co-founded by Michael Mireau and Dan Hatch — two architects with deep regulatory domain expertise who have spent their careers on both sides of the survey process.

Michael is a licensed architect (MN), NFPA Fire Inspector I certified, and former Principal Architect at the Minnesota Department of Health, where he supervised physical environment oversight of over 2,070 licensed facilities across the senior living continuum. He knows what surveyors look for because he trained them. He knows what triggers findings because he wrote the policies.

Dan is a licensed architect (WI and OH), plans examiner (ICC B3/M3, Ohio Combination Examiner), building inspector (WI Building, HVAC, Fire Systems), NFPA Fire Inspector I certified, and former Federal CMS Life Safety Code Surveyor. He spent five years as an Architect - Advanced with the Wisconsin Department of Health Services (DHS), Office of Plan Review and Inspection, and has done regulatory work in jurisdictions throughout the country, before and since. While at DHS, he wrote published code clarifications, taught the code internally and for industry-wide trainings, and was regularly called upon when his read on the code genuinely mattered.

Together, they built SourcePath to put their combined experience and knowledge in your hands. Not two weeks before survey. Every day.
